Short Term Rentals

If you want to rent out your Gordon Beach home, you must have both a New Buffalo Township (NBT) Rental License and a Gordon Beach Homeowners Association (GBHA) Rental License. 

To maintain the community character of Gordon Beach, GBHA rental regulations include three key provisions: 

• A cap of 25 rental licenses (approx. 1/4 of our properties). We anticipate that for the 2026 season, we will have reached that cap. 
• A 2 year wait before new owners may obtain a license.
• GBHA rental licenses are only available to owner-occupants. Owners must occupy their properties for at least 30 days per year. 

IMPORTANT: 

If you had an NBT license on June 23, 2025, you are guaranteed a GBHA license, 

but only if you apply by April 3, 2026. 

When the CAP has been reached, you may add your name to a wait list or apply for an exception to the CAP, as described here.
